AFM and identity readiness for real estate agents handling foreign property buyers in Greece

Foreign buyers cannot sign notarial deeds without an AFM. This page is built for agents, property platforms, and advisors who need that step solved reliably before transactions can close.

real estate AFM Greece

Ideal customer profile

Real estate agencies, property platforms, Golden Visa advisors, and notary-adjacent service providers facilitating property purchases by non-residents in Greece.

Best rollout model

Start with B2B Lite on a per-buyer referral basis, then scale to SaaS Basic for agents with recurring international buyer flow.

Why teams look for this page
  • Foreign buyers cannot sign purchase contracts or notarial deeds without a Greek AFM — the agent loses the deal timeline when this step stalls.
  • Agents coordinate lawyers, accountants, and translators separately for each foreign buyer, creating delay and handoff risk on every transaction.
  • Property platforms list to international audiences but have no identity-readiness layer for the buyer side of the transaction.
What Ellytic orchestrates
  • AFM registration for foreign property buyers before contract signing and notarial deed execution.
  • Certified translation of purchase agreements, title deeds, and authority-facing documents.
  • One operating partner replacing fragmented vendor coordination for each international buyer.
  • A referral path for agents and platforms that turns buyer identity readiness into a managed, trackable workflow.

Why this matters for real estate professionals

Every international property transaction in Greece requires AFM readiness. Agents who solve this step for their buyers close deals faster and build a competitive advantage over agents who leave the buyer to figure it out alone. The volume compounds: one agent with recurring international buyers creates predictable monthly case demand.

What Ellytic is and is not

Ellytic provides technical, informational and administrative support. The platform does not replace authorities, banks, notaries or independent professional advice.

What Ellytic handles

  • Administrative intake, document collection and case orchestration
  • Certified translation and document-preparation workflows where booked
  • Secure billing, case setup and dashboard-based status tracking
  • Customer communication on missing inputs, next steps and completion status

What Ellytic does not decide

  • Legal, tax, investment or insurance advice
  • Final decisions by authorities, banks, notaries or other institutions
  • Acting without required customer data, approvals or legally required authorisation
  • Guarantees that a document, translation or procedure will be accepted by a third party

Power of attorney

  • Used only where the selected service or the relevant institution requires it
  • Scope is limited to the specific administrative action being performed
  • You review and sign the document before any action is taken on your behalf
  • Ellytic never acts beyond the authorisation explicitly granted in the signed document

Institutional decisions

  • Authorities, banks, notaries and other institutions make the final acceptance and issuance decisions
  • Ellytic prepares and submits documentation but cannot influence or guarantee outcomes
  • Processing timelines depend on the institution and are outside Ellytic's control
  • Requirements may change at institutional discretion — Ellytic communicates updates as they occur

One key document requirement — check before you buy

EU-issued documents (passport, birth certificate, etc.) are accepted as they are. Non-EU documents must carry an apostille — an international legalization stamp from the issuing country — before we can submit them to the Greek authorities. We tell you exactly which of your documents need one, but we cannot issue the apostille for you. If you hold non-EU documents, confirm this is feasible before purchasing.
